    Retreat at Stafford

    What is your pet policy?
    We welcome up to two furry friends, and we have a 100 lbs combined weight limit. There is a $250 pet fee per pet and $15 monthly pet rent per pet. Currently, the restricted breeds are Akita, Chow, Doberman, Pit Bull, Rottweiler, American Staffordshire Terriers, English Staffordshire Bull Terriers, Mastiffs, wolf hybrids or any other breed with dominant traits geared towards aggression. Dogs of other breeds mixed with any of the restricted breeds are not allowed.

    Do all of your apartments have the same finishes?
    All apartments will have the same features though with the exception of our upgraded apartments. These upgrades include white subway tile backsplash in kitchens along with pull down kitchen faucets, LED lighting, USB ports in bedrooms, pull handles in kitchen and bathroom and curved shower rods. All of our apartments have black appliance packages.

    Do all of your apartments include washer and dryer?
    Yes, our apartments include a full-size washer and dryer.

    Do you have garages?
    Yes, some floor plans will have an attached direct-access garage.

    Do you have storage units available?
    We do not have rentable storage but select floor plans have storage on the patio or balcony.

    What is the parking policy at Retreat at Stafford? 
    Parking is first come first serve. There are several parking spaces throughout the property in order to provide ample parking to our residents and their guests. We also offer Carports for a monthly fee and parking permits are required.

    What is included in the rent price?
    The price shown on our website includes your rent. All residents pay for electric which is setup by you and placed in your name through your provider. Water is sub-metered and already connected for all residents. Additional monthly charges include $27.00 for valet trash and $52.50 for tech amenity fee (300 MB internet).

    How do I setup electricity?
    Once you apply and receive approval, you will contact Reliant Energy at 1-855-353-7736 or a preferred company to set up electric service prior to moving in. Provide them with your lease start date and address. You will then need to provide us with your new account number.

    Who is the provider for internet and cable in this area?
    Cable is provided by Comcast for all apartments and AT&T in select apartments. Internet  is only provided by Retreat at Stafford / Blue Rim through our tech amenity program.

    What are the lease terms that are offered? 
    We offer lease terms from 3 to 12 months, with different pricing options for each term.

    What are the hours for the amenities?
    Residents have access to the pool area from 10am to 10pm and 24 hour access to the fitness center. The grilling gazebo area is accessible from 8am to 10pm. Residents also have access to the dog park at their leisure. Our business center and game room are open during office hours.

    What schools is Retreat at Stafford zoned for?
    Retreat at Stafford is zoned for HISD. In addition, Stafford School District is accepting applications for Stafford Elementary, Stafford Middle, and Stafford High.

    For Future Residents

    How can I apply for an apartment?
    Our application process is online and entirely paperless making the process smooth and efficient for you. From our website, click Apply in the top menu bar or by choosing a floor plan, then unit, then clicking Apply Online. Upon completing your application, you will receive an email with a link to verify your  identity with Checkpoint ID. Please click this link and follow the instructions.

    What if I’m not ready to apply? What other options are there?
    If you’re not ready to apply, click Email Us to send us your questions, or stop by to visit our community. Our pricing does change daily so we encourage you to apply as soon as possible to lock in the current rate.

    How long do I have to move-in to my apartment? 
    You may apply to move-in starting the date the unit is available. The unit can be moved in to within fourteen (14) days afterwards.

    What do you look for in the application?
    We use third-party, independent screening service that views your credit, rental history, and employment history. They also complete a background check. 

    Do you have furnished apartments?
    No, we do not provide furnished apartments; however, you can reach out to a local rental company to rent furniture.

    Does it cost anything to take a tour?
    Absolutely not! There is no charge to view our apartments and community amenities. 

    Do I have to make an appointment, or do you accept walk-ins?
    We offer self-guided tours, and you do not need an appointment. Please bring a valid government ID with you. All prospects will have their ID verified with Checkpoint ID prior to taking a self-guided tour.  

    Can I get a price reduction if I sign a longer lease or pay for rent a year in advance?
    We offer a variety of lease terms, and the prices vary based on the length of the lease. We do not offer a discount for paying a year in advance.

    What is the renters’ insurance policy?
    We require renter’s insurance with a liability protection minimum of $100,000 for the protection of our community. We also recommend you obtain personal renter’s insurance for the protection of your belongings. We do offer Resident Indemnity Management insurance.     How accessible is the team at the local office?
    Our staff is available during office hours to assist you seven days a week! You can also email us anytime, and we’ll respond during office hours. All of our communities offer 24-hour emergency maintenance, as well–simply call us and a member of our service team will come out for emergency maintenance requests.

    For Current Residents

    How do I receive packages?
    Packages can be sent through any courier and are delivered to your front door or to the leasing office during business hours. If a signature is required, the office staff will sign and accept your package in the office. We have a package notification system that will send you an alert when a package is being held for you in the office.

    How do I send packages?
    With our "Shipping Made Easy" process, you can ship packages by dropping them off in our leasing office. We'll hand them to the courier for you! Click here to learn more.

    What fees will I need to pay if I have to break my lease?
    We require a 60-day notice to vacate and there is a termination fee equal to 1 month's rent. Please review your specific lease for details on the termination policy.  

    How do I pay my rent online?
    Visit your Resident Portal, and click Make a Payment.

    How do I transfer to a new apartment?
    To transfer to a new apartment, please contact the office to discuss transfer options within Retreat at Stafford as well as additional options if you are relocating out of the area. The transfer fee is $250.

    Will I be allowed to sublet my apartment?
    No, we do not allow sublets.
